These terms and conditions apply to all bookings made to stay at Nira Caledonia, 6 & 10 Gloucester Place, Edinburgh, EH3 6EF. Please read them carefully.
By making a booking, you agree to be bound by these terms and conditions.

1. Bookings & Payments

  • Confirmation: Your booking is confirmed once you have received a confirmation email from us.
  • Payment: Payment policies vary depending on the rate plan you have selected. Please refer to the specific payment details outlined during the booking process and in your confirmation email. We reserve the right to pre-authorise your credit card upon arrival.
  • Taxes: All prices are inclusive of Value Added Tax (VAT) at the current rate.

2. Cancellation & Amendments

  • Cancellation Policy: Our cancellation policy is dependent on the rate plan booked.
    • Flexible Rates: May be cancelled or amended without charge up to the time specified in your booking confirmation (typically 24-48 hours prior to arrival). Cancellations made after this time, or in the case of a no-show, will be charged for the first night's stay.
    • Advance Purchase / Non-Refundable Rates: These bookings are non-refundable and cannot be cancelled or amended. Full payment is taken at the time of booking.
  • Amendments: All amendments are subject to availability and any rate differences.

Early Departures: Should you need to check out prior to your confirmed departure date, you will be responsible for the full amount of the original booking.

3. Group Bookings

  • Any booking of five or more rooms is considered a group booking.
  • Different payment, deposit, and cancellation policies will apply to group bookings. These terms will be provided in a separate group contract at the time of enquiry.

4. Arrival & Departure

  • Check-in: Check-in is available from 3:00 PM on the day of arrival.
  • Check-out: We kindly ask that you vacate your room by 11:00 AM on the day of departure. Late check-out may be possible subject to availability and may incur an additional charge.

5. Hotel Regulations

  • Smoking & Vaping: Nira Caledonia is a strictly non-smoking and non-vaping hotel. A significant cleaning charge (minimum £250) will be applied to your account if you smoke or vape in your room or any public areas of the hotel.
  • Damage to Hotel Property: We reserve the right to charge guests for the cost of rectifying damage which has been caused by the deliberate, negligent, or reckless act of the guest to the hotel's property or structure.
  • Guest Conduct: Guests are requested to conduct themselves appropriately at all times and to comply with company procedures and/or requests with regard to conduct and respect for the property of the hotel, its employees and other guests. We reserve the right to refuse accommodation or services or remove you and members of your party from the hotel if, in our reasonable opinion, we consider this provision to have been breached. Where this is the case, the hotel shall have no obligation to refund you for lost accommodation, other services or any other loss or expense incurred.
  • Occupancy: Only the number of guests specified on the booking confirmation are permitted to stay in the room.
  • Pets: We regret that we are unable to accommodate pets, with the exception of registered assistance dogs. Please inform us at the time of booking if you will be accompanied by an assistance dog.
  • Children: Children of all ages are welcome. Children up to 2 years old can stay free of charge in a cot. Please contact us to arrange this.

6. Accessibility

Please be aware that Nira Caledonia is a historic, listed building. As such, there are physical limitations to accessibility. The hotel is spread across two townhouses and does not have a lift (elevator). Rooms are located across several floors and are accessible only by stairs. We have a limited number of ground-floor rooms; please contact the hotel directly at the time of booking to discuss your requirements and check availability. Our team is always on hand to assist with luggage.

7. Liability

  • The hotel is not liable for the loss or damage of any guest property, unless it is deposited for safe-keeping.
  • Our total liability to you for any loss shall not exceed the total amount paid for your booking.

8. Force Majeure

The hotel shall not be in breach of these terms, nor liable for any failure or delay in performance of any of its obligations, if such failure or delay results from events, circumstances or causes beyond its reasonable control. Such causes include, but are not limited to, acts of God, flood, fire, pandemics, government actions, terrorism, or failure of public utilities.

9. Privacy

Your personal data will be processed in accordance with our Privacy Policy. A copy of this is available on our website.

10. Governing Law

These terms and conditions are governed by and shall be construed in accordance with the laws of Scotland. You agree to submit to the exclusive jurisdiction of the Scottish courts.
